Section

  1. The purpose of this Technical Note is to provide Members with an update on proposed works to King George V Pavilion, Bearsden.
     
  2. The pavilion has been closed for a period of time whilst undergoing internal refurbishment, including the replacement of the heat and hot water pipes.  The flat above is currently empty and has been since it was transferred from the general revenue account to the housing revenue account a number of years ago.
     
  3. Additional works are required within the pavilion to support a refurbishment of the flat above, specifically the installation of fire stopping between ground and first floor.  This will require the pavilion to be closed for a further period of time until mid-August 2024 to enable these works to be completed, following which the pavilion will reopen and the flat be let as social housing.
     
  4. The full list of works to be undertaken to the building are as follows:

    Pavilion
  • External render repairs
  • Repair to underside of external canopy – heras fencing will be removed from site once these works complete •    External painterwork (pavilion and flat)
  • Fire-stopping between ground and first floors including reinstatement of ceilings within the pavilion 

Flat

  • Rotworks
  • New bathroom
  • New kitchen
  • Redecoration throughout
  • Removal of asbestos containing materials
  • Rewire – Housing Investment

GCH Upgrade

  • Internal Plasterwork
  • Internal Joinery finishing
  • Renew decking and railings at flat roof area
  • New mains water supply (Scottish Water)
  • Upgrade footpath and landscaping to front garden
  1. In addition to the list of works noted above, it is intended to replace the roof covering as this is now life expired.  These works will be progressed as soon as practically possible; however as there are no signs of water ingress within the flat this work is not time critical and will not impact the timescales for reopening of the pavilion and letting of the flat.
